For hands-on rental owners with 5-30 units.

Catch what your rental paperwork is hiding.

Leasella reads your leases, bank statements, and invoices, cross-checks them against each other, and flags overcharges, missed deadlines, and missing money — every finding linked to the exact page it came from.

Free to try · No account required to start · Every finding links back to its source

Three findings. Three citations.

Sample findings from a sample portfolio — not your data. Once you upload your own documents, findings like these are generated from them, each one linked straight back to the page it came from.

Whatever’s already in your inbox or folders.

No new workflow to learn — upload what you already have. Or just forward it: every account gets a private inbox address.

Leases
Rent, dates, renewal terms, and clauses — read and linked to the unit.
Bank & credit-card statements
Every transaction matched to a property, tenant, or vendor.
Invoices
Vendor invoices filed against the property and account they belong to.
Receipts
Photograph one or forward a PDF — either way, it gets read and linked.
Compliance documents
Insurance certificates, inspection reports, and other required paperwork.

What it catches before it costs you.

Every new statement, transaction, and lease is compared against your own history.

Unusual charges
Spend that breaks from a property’s own history — a vendor invoice at 3× the usual.
Deadlines
Lease renewals and notice windows, flagged before they pass.
Missing money
Rent or a deposit that never showed up in the linked bank account.
Missing evidence
A property with no lease on file, or a tenant with no signed agreement.

Every finding, verified.

Leasella surfaces what needs you. You decide what to do about it.

01
Finding
Leasella reads a document and raises something that needs a decision — a gap, a mismatch, a deadline.
02
Citation
Every finding links to the exact page, clause, or transaction it came from — never just an assertion.
03
Your decision
You open the source, check it yourself, and decide what to do. Leasella doesn’t act on its own.

Questions, answered plainly.

What does Leasella do?

Leasella reads your leases, statements, invoices, and receipts, connects them to the right property and tenant, and shows you exactly what needs attention with the source attached.

What doesn’t Leasella do today?

Maintenance and tenant messaging are not included today.

Leasella doesn’t coordinate maintenance, dispatch vendors, message tenants, vet prospective tenants, or collect rent — it complements the accounting and property-management tools you already use for that.

How does per-door pricing work?

The subscription is $3 per unit per month with a $29 monthly minimum — 5 units is $29/month, 12 units is $36, 25 units is $75. Annual billing gets 2 months free. You tell us your unit count when you subscribe and can change it any time; changes prorate. Fair use applies: the plan comfortably covers a portfolio’s normal documents and questions per door — if usage is far outside that, we’ll reach out before anything changes.

Who sees my documents?

On the trial and the subscription, processing is automated — no person reads your documents. The one exception is the paid audit, where a reviewer checks every finding before your report is delivered.

Can I get a refund?

Yes — your first Owner subscription payment is covered by a 7-day satisfaction refund during private beta.

Does it replace my property manager or accountant?

No. Leasella complements your accounting and property-management tools — it reads and cross-checks the documents those systems don’t reason over, and hands you a cited answer.
